Introducing Lucien: an AI agent for Spanish real estate agencies

Why our first agent is a multilingual concierge for holiday rental and property managers in Spain — and what we built into it.

Today we're putting our first agent in the world.

Lucien is an AI concierge for real estate agencies in Spain — specifically the holiday rental and property managers running portfolios on the Costa Blanca, Costa del Sol, and the Balearics. It answers guest messages around the clock, in five languages, across web chat, WhatsApp and email, with full context on the property in question.

Why real estate, why Spain, why now

Three things lined up:

Spain's short-let market is structurally noisy. International tourism is back at record levels and isn't slowing down. Most agencies we talked to said the same thing — they spend the majority of their day answering the same fifty questions, and the messages don't stop at midnight.

The work is repetitive but high-stakes. A wrong answer is a refund or a one-star review. So agencies hire more humans, or they let response times slip. There's no third option that scales.

Language is genuinely hard. A typical Costa del Sol portfolio sees Dutch, German, British, and French guests in a single week. Off-the-shelf chatbots don't handle this well. They answer in the wrong language, lose tone, or drop into broken auto-translation. Guests notice. Agencies notice.

What Lucien actually is

Not a chatbot. Not a workflow builder. An agent built for one job.

  • Phase-aware. Lucien knows whether the guest is pre-arrival, mid-stay, or post-checkout, and changes how it answers accordingly.
  • Property-grounded. Every reply is anchored in the property's structured profile — wifi password, pool hours, the quirks of that specific gas hob. Lucien cites or escalates. It does not guess.
  • Multilingual at the conversation level. Detects the guest's language from the first message and stays there fluently. EN, ES, NL, DE, FR.
  • Multi-channel. Web chat, WhatsApp Business, email — one agent, one memory.
  • Operated, not abandoned. Every Coluum deployment includes weekly review of conversations, prompt tuning, and a human you can call.

What we're not promising

That Lucien will replace your team. It won't. The work that needs human judgement still needs humans — angry guests, payment disputes, anything outside the rules. Lucien handles the volume so your team can focus on those.

That it'll be live in a week. It won't. A typical agency goes live in about four weeks, including a shadow-mode phase where Lucien drafts replies for your team to approve before sending live.

What's next

Lucien is the first agent. The shape of Coluum is to build one agent at a time, vertical by vertical — hospitality next, then operations for legal/admin firms, then more. We'd rather have one Lucien actually working than ten half-built bots in a brochure.
